Steel vs. Wood Framing for Cottages and Cabins

Cost, lead time, fire performance, insulation, and resale — an honest comparison for owners deciding between conventional wood and light-gauge steel.

We build with both wood and light-gauge steel, and clients regularly ask which is 'better'. The honest answer is that they solve different problems. Here is how we frame the decision when we sit down with an owner.

Cost and lead time

On most residential-scale cottages, wood framing is still the lower up-front cost, especially when local mills are competitive. Steel becomes more attractive on long spans, tall walls, and projects where dimensional stability matters. Lead time on engineered steel packages is often more predictable than on lumber during volatile supply periods.

Fire and pest performance

Steel does not burn and does not feed termites or carpenter ants. For remote or wooded sites, that alone is a meaningful argument. Wood-framed structures can be detailed to perform well, but require more disciplined firestopping and ongoing pest management.

Insulation and thermal bridging

Steel studs conduct heat much more aggressively than wood. If you choose steel, you must pair it with a proper continuous exterior insulation layer — otherwise you will see condensation and lose much of your R-value. Wood-framed walls are more forgiving of average detailing.

Site work and finishing

Steel rewards precise foundations and disciplined sequencing. Cuts, fastening, and electrical rough-ins all need different tools and habits than wood. Crews experienced in residential steel are still rarer than wood crews, which can affect both schedule and cost in some regions.

Resale and lender comfort

Wood is the default in most residential markets, and appraisers and lenders are comfortable with it. Steel is gaining ground, especially in fire-prone and high-wind areas, but you should expect to explain it to buyers a few years from now. On a primary residence or a long-hold cottage, that may not matter; on a flip, it usually does.
